It is true that, as a broker, I have access to many lenders and subsequent products to choose from. However, my job is to select the best product based on flexibility and rate so two objectives are achieved:

1. The lowest possible effective mortgage rate in Canada and
2. The ability to pay off your house in 1/2 the time without changing your current budget.

Sometimes a bank may offer a ’rate sale’ but the underlining ‘effective rate’ (the true cost of borrowing) is much higher (think monthly compounding versus semi-annual); or that same bank may offer a rate but short change us with excessive prepayment penalties and contract provisions that are too rigid.
