How do these programs work?

A Cash Back Mortgage is really a 5% Down Payment mortgage. What makes this a Zero Down or 100% Financing Mortgage? We get the Lender to give you 5% of the purchase price at closing to use towards your down payment.

Program # 2

Borrowed or Gifted Down Payments

You can opt to receive a gift from an immediate family member for the down payment. You will need to have the giftor sign a gift letter stating that the funds are a gift and repayable and the funds must be in your account a minimum of 15 days prior to closing.

You may also choose to borrow the down payment from your own resources such as a line of credit, credit cards or from your RSPs.

Program # 3

Rent-To- Own

Also know as Lease To Own, this program is great for those who do not qualify for the Cash Back Mortgage program above. This program allows you to get into the home of your dreams now. You rent the home and add a small premium to the rent payments that accumulates over time. When you have accumulated the required 5% down payment you have the option to purchase the home at the pre-agreed upon price.
